A local Georgian hospitality and real estate development company is undertaking a major renovation project of its two branded properties with the aim of enhancing the guest experience and aligning with the brand standards. We are seeking a dedicated and experienced Project Manager to lead and oversee this renovation and fit-out projects from concept development to hand-over.
The Project Manager will be responsible for the overall management, coordination, and execution of the renovation and fit-out projects for two hotel properties. This role will involve planning, supervising, and ensuring that the renovation works are completed on time, within budget, and to the highest quality standards. The ideal candidate will have a strong background in hospitality renovation, excellent project management skills, and the ability to lead cross-functional teams.

Responsibilities
Project Planning and Coordination:
  • Develop and maintain comprehensive project plans covering all phases of the renovation, including design, construction, and fit-out. 
  • Coordinate with architects, designers, contractors, suppliers and the operator of the hotels to ensure project goals and timelines are met. 
  • Establish project milestones and manage the scheduling of all project activities. 
  • Oversee the final inspection and handover process, ensuring all renovation aspects are completed to the required standards. 
  • Address any outstanding issues and ensure a smooth transition to hotel operations.

Supervision and Quality Control:
  • Oversee all construction, renovation, and fit-out activities to ensure adherence to approved designs, specifications, and brand standards. 
  • Conduct regular site inspections to monitor progress and quality of work, ensuring compliance with safety regulations. 
  • Address any quality issues or deviations from the plan promptly and effectively.

Budget Management:
  • Develop and manage the project budget, including tracking expenses, managing cost overruns, and implementing cost-saving measures. 
  • Approve expenditures, purchase orders, and manage payments to contractors and suppliers. 
  • Prepare regular budget reports and provide recommendations for corrective actions as needed.

Communication and Reporting:
  • Serve as the primary point of contact for all project stakeholders, including the senior management, design teams, contractors, consultants, and brand representatives. 
  • Engage with the operator to ensure renovations align with operational needs and brand requirements and that approvals and validations are obtained.
  • Liaise with local authorities to secure necessary permits and ensure compliance with all legal and regulatory requirements.
  • Provide regular updates on project progress, including status reports, risk assessments, and mitigation strategies. 
  • Lead project meetings and ensure clear and consistent communication among all parties involved.

Risk Management:
  • Identify potential risks and develop mitigation strategies to address challenges related to construction, timelines, and budget. 
  • Manage changes to the project scope, schedule, or budget, ensuring all adjustments are documented and approved.

Knowledge and skills:
  • A Bachelor or Master of Science in Civil Engineering, Project Management, Construction Management, Architecture, or a related field.
  • Minimum of 5 years of experience in managing hospitality renovation and fit-out projects, preferably within branded hotels or similar high-end properties.
  • Strong leadership, organizational, and problem-solving skills; excellent communication and negotiation abilities; proficiency in project management software (e.g., MS Project, Primavera).
  • PMP (Project Management Professional), LEED accreditation, or equivalent certifications are preferred.
  • Advanced command of English, both written and spoken; advanced Russian is a plus.
